How an engineer can organize the review of an existing low-rise roof before a photovoltaic array is finalized.

Starting condition

A solar installer is developing an array for an existing Brooklyn building. Original structural drawings are incomplete, and the proposed system includes both attached rails and localized equipment loads near existing roof framing.

Primary engineering questions

  • What framing supports the roof and what is its condition?
  • Can the members carry the proposed permanent and concentrated loads?
  • How do wind uplift reactions reach the primary structure?
  • Are attachment locations coordinated with real framing?
  • Does the array need to move away from edges, openings, or weak zones?
  • Is reinforcement required before installation?

Review sequence

  1. Collect the solar layout, equipment data, reactions, available drawings, and roof photographs.
  2. Survey framing from accessible areas and verify member sizes, spacing, spans, and support conditions.
  3. Document deterioration, previous alterations, dunnage, penetrations, and roof conflicts.
  4. Evaluate gravity and wind effects using the proposed layout and support system.
  5. Coordinate revised locations, attachments, or reinforcement when needed.
  6. Prepare the agreed letter, calculations, details, or permit support documents.

Possible deliverables

The scope may conclude with a capacity letter, design criteria for the solar team, reinforcement details, attachment requirements, or a calculation package coordinated with the permit set.
