Starting condition
An architect proposes a larger opening at the rear wall of an existing masonry townhouse. The floor joists frame into or near the wall, existing lintel information is limited, and the contractor needs a sequence that maintains support during demolition.
Primary engineering questions
- Which elements bear on the wall and how are loads transferred?
- What masonry, lintel, framing, and foundation conditions exist?
- What new header or frame can fit within the architectural design?
- How will reactions be supported at each end?
- What temporary support is needed while the opening is created?
- How should the design coordinate with facade, waterproofing, and finishes?
Review sequence
- Review architectural drawings and available original documents.
- Survey accessible framing, wall thickness, bearing conditions, and the area below.
- Develop design loads and evaluate the proposed opening.
- Coordinate a steel, reinforced masonry, or other suitable support concept.
- Define bearing, connections, local reinforcement, and construction sequence.
- Prepare coordinated documents for filing and construction.
Common coordination risks
Hidden joist pockets, multiple masonry wythes, prior alterations, limited bearing length, utilities, waterproofing transitions, and access constraints can affect the final detail. Selective probes may be needed before the design is completed.
